What is the difference between a condo and a co-op in Haverhill?

In a condo you own real property (your unit plus a common-element share); in a co-op you own SHARES in a corporation that owns the building, with a proprietary lease. It matters enormously for financing: co-op loans are a specialty product with fewer lenders, and Palm Beach County — especially the Town of Palm Beach — holds Florida's deepest co-op stock, so a Haverhill buyer shopping older waterfront buildings should verify which form each one is. The deed (or absence of one) tells you; so does our free building check.

Sources & as-of

Read from HUD’s condominium list, the VA condominium report, FL DBPR filings and county registry and building records, compiled 2026-08-08. Figures describe what was on file that day; a missing filing is recorded as unconfirmed rather than as a finding, and conventional (Fannie/Freddie) standing is not publishable in either direction.
