What should I look for in a Tequesta condo association's budget?

Four lines tell the story: the reserve contribution (10% of budget minimum for conventional eligibility today, 15% from January 2027), the insurance line (the biggest and fastest-growing number), any special-assessment income (past assessments = history, planned = future), and the delinquency rate (over ~15% blocks most lending). Every Tequesta association of 25+ units must post its budget online now — read it before you offer, and we will read it WITH you, free.

Sources & as-of

Read from HUD’s condominium list, the VA condominium report, FL DBPR filings and county registry and building records, compiled 2026-08-08. Figures describe what was on file that day; a missing filing is recorded as unconfirmed rather than as a finding, and conventional (Fannie/Freddie) standing is not publishable in either direction.
