Florida's post-Surfside structural inspection for condo buildings 3+ stories: Phase 1 is a visual exam by an engineer/architect; substantial deterioration triggers Phase 2. Because Palm Beach Shores is coastal, buildings within 3 miles of the coastline hit their first milestone inspection at 25 years instead of 30. A Phase 2 finding also blocks conventional financing until repairs are documented — inspections and mortgages are now the same story.
