A building that fails Fannie Mae/Freddie Mac project review — commonly for insurance gaps (the $50,000 per-unit deductible cap), reserves under 10% (15% from January 2027), unaddressed repairs from an inspection, litigation, or condo-hotel traits. Since August 3, 2026, EVERY conventional Gulf Stream condo loan on an 11+ unit building requires the Full Review, so warrantability now decides deals that used to skate by on big down payments.
