The Structural Integrity Reserve Study — a state-mandated engineering study of the reserves needed for roof, structure, waterproofing and other major items, required for 3+ story buildings. Statewide the filing data is messy (the state's own auditors say so), so a missing filing means "unconfirmed," never "non-compliant." We check any Surfside building's filing status free.

Figures describe what was on file that day; a missing filing is recorded as unconfirmed rather than as a finding, and conventional (Fannie/Freddie) standing is not publishable in either direction.
