Some do — and in North Miami Beach, waterfront stock makes dockage a real value driver. The critical distinction: DEEDED slips transfer with the unit; association-assigned dockage can come with waitlists and fees; and marina slips next door are a separate landlord entirely. Get the slip status in writing before pricing it into your offer — "water views" and "your own dock" are very different assets.
