What is the difference between a condo and a co-op in North Bay Village?
In a condo you own real property; in a co-op you own shares in the corporation that owns the building, under a proprietary lease. North Bay Village's stock is overwhelmingly condominium, but scattered co-ops exist (often older waterfront buildings), and they finance completely differently — fewer lenders, different documents. The lookup and a title check settle which one a specific building is.
Read from HUD’s condominium list, the VA condominium report, FL DBPR filings and county registry and building records, compiled 2026-08-08. Figures describe what was on file that day; a missing filing is recorded as unconfirmed rather than as a finding, and conventional (Fannie/Freddie) standing is not publishable in either direction.
