What changed for Miami condo loans on August 3, 2026?

Fannie Mae and Freddie Mac retired Limited/Streamlined Review — the shortcut where a big down payment skipped the deep building review. Every conventional application on an 11+ unit Miami building now gets the Full Review (reserves, insurance, repairs, the structural questionnaire). FHA and VA are unaffected. If you're mid-deal, the application date on your file suddenly matters enormously.
