What is the difference between a condo and a co-op in Sunrise?

In a condo you own real property; in a co-op you own shares in the corporation that owns the building, under a proprietary lease. Sunrise's stock is overwhelmingly condominium, but scattered co-ops exist (often older waterfront buildings), and they finance completely differently — fewer lenders, different documents. The lookup and a title check settle which one a specific building is.
