Why do so many North Lauderdale condo associations use Citizens insurance?
Citizens is Florida's state-backed insurer of last resort, and after private carriers retreated from older condo buildings, many associations landed there. For a buyer the nuance is lender treatment: agency rules around Citizens and master-policy specifics get checked file-by-file. It is one more reason the insurance certificate is a day-one document request in North Lauderdale, not a closing-week one.
